If you have ever wiped down a glass shower door here and watched the spots reappear within a day, you have met Colorado Springs water. Hardness varies by source and by neighbourhood, so it is worth knowing what is actually coming into your house rather than assuming.
What hardness is, briefly
Hard water carries dissolved minerals, mostly calcium and magnesium, picked up as water moves through rock. It is not a health concern. It is an equipment and maintenance concern, and the cost is spread thin enough that most people never add it up.
The visible symptoms
- White crust building on faucet aerators and shower heads
- Spotting on glassware and shower doors that returns immediately after cleaning
- Soap and shampoo that will not lather properly
- Laundry that feels stiff, and colours that dull faster than they should
- Dry skin and hair that no moisturiser quite fixes
The expensive symptoms
The visible stuff is annoying. This is the part that costs money.
Water heaters. Minerals precipitate out of heated water and settle as sediment in the bottom of the tank. That layer insulates the water from the burner, so the heater runs longer to reach temperature. You pay for that every day, and the tank fails sooner than it should. The popping or rumbling some heaters make is sediment.
Dishwashers and washing machines. Scale accumulates on heating elements and inside valves. Efficiency drops, cycles lengthen, and appliances that should have lasted a decade do not.
Boilers and tankless heaters. Anything that heats water in a narrow passage is especially vulnerable, because it takes very little scale to restrict flow meaningfully. Tankless units in hard water need descaling on a schedule, and skipping it is the most common reason they underperform.
Fixtures and valves. Cartridges and seals wear faster against mineral-laden water.
What to do about it
Test first. Do not buy equipment before you know your hardness. Test strips cost very little, or your water provider can usually tell you the typical hardness for your area.
Flush your water heater annually. This is the highest-return maintenance task in this article and most people never do it. Draining sediment once a year extends tank life and keeps efficiency up.
Consider a softener if your hardness warrants it. A traditional ion-exchange softener genuinely removes hardness minerals. It needs salt, periodic regeneration and a drain connection. It also makes a noticeable difference to everything above.
Understand what descalers do and do not do. Template-assisted crystallisation and magnetic conditioners aim to keep minerals from adhering rather than removing them. Some homeowners are happy with them. They are not the same product as a softener, and anyone selling one as identical is overselling.
Descale tankless equipment on schedule. Whatever the manufacturer says, in this water, do not stretch it.
