If you have lived along the Front Range for any length of time you have heard someone mention expansive soil, usually in a tone suggesting everyone already knows what it means. Most people do not. It is worth understanding, because it explains a large share of the structural repair work done in Colorado Springs.
What expansive soil is
Much of the ground beneath this region contains clays that absorb water into their structure. When they take on moisture they swell, sometimes with remarkable force. When they dry out they shrink and pull away.
A house sitting on that soil is along for the ride. Add water on one side of a foundation and not the other and the ground lifts unevenly. Let a section dry out under a slab while the perimeter stays damp and the slab moves. The house is rigid, the soil is not, and something has to give. It is never the soil.
How it shows up inside
The early signs are cosmetic and easy to dismiss:
- Drywall cracks running diagonally from the upper corners of door and window frames
- Doors that stick in one season and swing free in another
- Gaps opening between baseboard and floor, or crown moulding and ceiling
- Hairline cracks in basement slabs, particularly near the centre
- Windows that suddenly resist opening
None of these is automatically an emergency. Houses move. What matters is whether the movement is seasonal and reversible — worse in spring, better in autumn — or progressive, getting steadily worse year over year. Progressive is the one to act on.
Signs that deserve a call sooner rather than later: stair-step cracking through masonry or block, horizontal cracking in a foundation wall, a wall visibly bowing inward, or any crack you can fit a coin into.
Water management is the actual fix
Here is the part homeowners find surprising: most foundation problems in Colorado Springs are water problems wearing a costume.
The clay is not going anywhere. What you can control is how much water reaches it and how evenly:
- Grading that falls away from the house — roughly six inches over the first ten feet is the conventional target
- Downspouts discharging well away from the foundation, not into a splash block two feet from the wall
- Gutters that are actually clear, because an overflowing gutter dumps a concentrated column of water into the worst possible spot
- Irrigation kept off the foundation. A zone soaking one side of the house all summer while the other side bakes is a textbook recipe for differential movement
- Consistency. Wild swings between saturated and bone dry are harder on a foundation than steady moderate moisture
A drainage correction costs a fraction of a structural repair and prevents the next one.
When it is genuinely structural
Sometimes water management is not enough, and the answer involves piers driven to bearing, slab lifting or wall stabilisation. That work is legitimate and sometimes necessary. Before committing:
- Get more than one opinion, and be cautious when the company diagnosing the problem is the only one who can fix it.
- Ask for a structural engineer's assessment independent of the repair contractor. It costs a few hundred dollars and it is the best money you will spend.
- Ask what happens to the warranty if the house changes hands, since a transferable warranty is worth real money at sale.
The seasonal rhythm
Watch your house in spring, when snowmelt and rain have loaded the soil, and again in the dry part of late summer. If the same crack closes and opens with the seasons, you are watching normal movement. If it only ever opens, get it looked at.
